Knowledge Quarter Liverpool, known as KQ Liverpool, was established in 2016 as a partnership between the University of Liverpool, Liverpool John Moores University, the Liverpool School of Tropical Medicine, the NHS University Hospitals of Liverpool Group and Liverpool City Council, later joined by Bruntwood SciTech. It marked its tenth year in 2026.
The district spans London Road, Islington, the Fabric District, Paddington Village and part of Canning. Within its boundaries sit the Royal Liverpool University Hospital, which houses the largest emergency department in the UK, the Liverpool School of Tropical Medicine, founded in 1898 as the first institution of its kind in the world, and the Royal College of Physicians' northern headquarters at The Spine.
More than 400 businesses operate in the district, employing over 15,000 people, with a further 60,000 students studying at universities and colleges inside its boundaries. KQ Liverpool contributes an estimated £1 billion in gross value added to the city region economy each year.

Over £1 billion of new development is currently underway across the Knowledge Quarter, with a further £1 billion in the pipeline over the next five years, delivering more than 250,000 square metres of floorspace for science, health, technology and education.
Paddington Village is the flagship site. Alongside The Spine and the Novotel hotel, Sciontec is delivering HEMISPHERE One, a £61 million, eight-storey laboratory and workspace building of around 150,000 square feet. Together with HEMISPHERE Two, the two phases will provide over 216,000 square feet of net chemistry, data, bio and innovation lab space. Masterplanning is now underway at Paddington South, extending the site further.
The district also sits at the centre of the Liverpool City Region Life Sciences Innovation Zone, backed by £160 million of government funding and forecast to create around 4,000 jobs. Health and life sciences already contribute £5 billion to the city region economy, representing 14.2% of gross value added, close to double the England average.
Transport is improving alongside it. The Paddington Lime Line, a rapid transit link connecting Paddington Village to Lime Street, Central Station and the retail core, is currently in pilot.
The Knowledge Quarter has been developed primarily as a commercial and institutional district. Laboratory, office, hospital and teaching space has been delivered at pace, while residential supply within the district has lagged well behind the employment it now supports.
That imbalance is the investment case. Liverpool City Council is in discussion over roughly 300 homes at Paddington Central, but even delivered in full this would meet a fraction of the demand generated by 15,000 workers and 60,000 students already in the district, before the Investment Zone's projected jobs arrive.
Liverpool also retains graduates at one of the highest rates in the country, and the Knowledge Quarter is the reason why. Roles in life sciences, digital and health research give students a reason to stay in the city after graduating, converting short-term student tenancies into longer professional ones.
Entry prices remain the district's other advantage. City centre apartment stock in Liverpool continues to trade well below equivalent product in Manchester or Leeds, while rental yields across the city typically sit between 3% and 7.5% depending on location and strategy.
